is intended to provide the inexperienced Landlord with a brief introduction to Residential
or Commercial Letting, and will give an experienced Landlord a clear outline as to why
'PM' Is The Agent To Use. We take great care at every
step to ensure that what may be your greatest investment is well looked after, and the
sense of pride within 'PM' is second to none.
WHAT HAPPENS NEXT? - Because of our commitment to
providing the best in lettings, we take on and let many instructions in the same week.

Our Lettings Department handles the marketing of our clients properties, and is run as
an independently managed sales department. The details of your property will be handed to
the Telesales Team, who will immediately contact any prospective tenants we have on our
files, in order to make viewing appointments at your property.
In a competitive market place promotional assistance is paramount, and with this in mind
a 'To Let' board will be erected, usually within 24 hours, by our specialist board
specialist.
Wherever possible as set of keys to the property would assist in carrying out viewing's
at short notice when you may not be available to allow access personally.
YOU HAVE AN OFFER! - At the valuation stage various
rental figures will be discussed. At the viewing stage various offers may be made by
prospective tenants. Although an offer may not correspond with the figure being asked for
the property, we will always make a recommendation to either accept the figure being
offered, or to hold out for a higher figure. Our advice will be based on a combination of
factors, and will always be the best advice in our opinion. We consider "Better an
empty house than a bad tenant", and with this in mind we vet all our prospective
tenants very thoroughly, using our own in-house credit referencing computer system giving
access to National Credit and Referencing systems (further details available by request).
A Point To Note - Is that not every individual who
views a property will necessarily want to rent it. Do not be disheartened if the
appointments are initially few and far between, or if a stream of viewers visit your
property. Probably as you did when you purchased, it is not always the first one which is
most suitable. Be patient. You bought it, so providing it is in a reasonable condition and
you are asking a fair and reasonable rent, someone will rent it from you. On the other
hand if the first person who views decides right there and then that they want to rent it,
there is no need to be alarmed or consider that the rental figure should have been higher.
We assure you that through year's of experience in the profession, the rental figure will
be the correct one, in our opinion, and it is after all, in our mutual best interests that
this figure be as high as possible.
GOOD CASH FLOW - We will ensure that rent paid by the
tenant is passed to your bank promptly. Details of payment arrangements are set out in our
Terms of Service.

Buildings and Contents Insurance, Rental Protection and Tenant
Assessment Services, Gas and Electrical Safety Check.
OUR CHARGES - Our fees are set out in our Scale
of Charges (and additional fees where payable). We will also deduct from rents received
any expenditure incurred on your behalf in carrying out minor maintenance and repairs up
to an agreed limit.
