MANAGERIAL PACKAGE'S AND SERVICES - Our Property and
Estate Management department is a specialist department within our group of Companies, In
order that a client does not become 'just a number' we have split the department into
different sections each handling a specific function. Due to the volume of calls we have
provided a direct dial telephone system, enabling a client (if calling by telephone)
to select the section required. Simply dial the extension number for the section you
require. You will be put through to a representative who is handling your file.
NEW LET SECTION- is where our new files are processed
to the point of check-in. (press 401 on your telephone at the prompt).
ACCOUNTS SECTION - is where all account matters are
dealt with. (press 402 on your telephone at the prompt).
MAINTENANCE SECTION- handles any calls from tenants,
regarding a tenancy. There are also 24 hour emergency numbers if required. (press
403 on your telephone at the prompt).
CUSTOMER SERVICES - is always available to answer
general questions. We encourage feedback from our clients and any suggestions or
complaints are dealt with in this department. (press 404 on your telephone at
the prompt).
PROPERTY MANAGEMENT - aim to provide a service second
to none and have structured our approach to cater for our client's needs. We provide a
two-tier level of service and an additional service for professional Landlord's. Details
of these services are set out in our Terms of Service. We recommend Comprehensive
Management, which is intended to provide "complete peace of mind"
and leaves us to handle everything for you, giving you written updates as to progress.
HOW DO YOU KNOW ALL IS WELL? - DOCUMENTED VISITS - It
is generally accepted that despite obtaining references, visits should be carried out at
any rented property. We also believe that good communication with tenants assists in
avoiding many of the "horror stories" reported in the press. - If you have
selected the Comprehensive Management Service 'PM' will carry
out regular visits, providing a written report to you with any recommendations or
observations. If your tenant makes any significant comment to our home inspector, this
will also be reported to you.
MAINTENANCE - SOME BACKGROUND - The nature of property
is such, that from time to time, items may need attending to. 'PM' have looked at this
very carefully in order to ensure that this potentially problematic area is handled
smoothly on your behalf. As the lettings market continues to grow, tenants are becoming
increasingly aware of their rights and it is vital that any query is dealt with
immediately, thus protecting your position as landlord.
HOW DO 'PM' AVOID PROBLEMS? -Your
tenant will be provided with contact details in the event of any maintenance difficulties.
In the event of an emergency, our experienced contractors are on call 24 hour's a day.
Should your tenant contact out maintenance section the query will be acted on immediately,
thus reducing any potential claim against you by the tenant. It is important to note that
'PM' are acting solely on your behalf and therefore you may rest assured that only
necessary maintenance repairs will be undertaken.
GOOD CASH FLOW - We will ensure that rent paid by the
tenant is passed to your bank promptly. Details of payment arrangements are set out in our
Terms of Service.
OUR CHARGES - Our fees are set out in our Scale
of Charges (and additional fees where payable). We will also deduct from rents received
any expenditure incurred on your behalf in carrying out minor maintenance and repairs up
to an agreed limit.
